Meet the staff

Janet has been doing property management since 1978 and started Horizon Properties January 1, 1988. Building the company from the bottom up, she is proud to say that two of her original five clients are still with Horizon Properties today.

Never having purchased accounts or employed mass marketing techniques, Janet prefers instead to build her company slowly, mostly through referrals. "I believe that the key to our success," she says, "is that we treat all owners, tenants and vendors with the same level of courtesy and respect. That, and good communication!"

Janet holds a MPM (Master Property Manager) designation from NARPM (National Association of Residential Property Managers), which is held by fewer than 80 property managers nationwide. Having served on the Board of Directors of the Sacramento Chapter of NARPM for many years, Janet served as Vice President in 2004 and President in 2005 and 2006.


Tim is a licensed property manager who has been with Horizon Properties since 1993. Originally from the Los Angeles area, he studied Business Administration at Cal State Northridge and thereafter attended real estate school and obtained his Real Estate license before joining Horizon Properties. As the senior Property Manager for Horizon Properties, Tim does most of the field work including property inspections, posting FOR RENT signs and serving legal notices. He enjoys camping, traveling with his family, hiking, reading, and stamp collecting. His true passion, however, is the 1967 Volkswagen Beetle he has been driving since 1968.

Robine is the Maintenance Manager for Horizon Properties and works with owners, tenants, vendors and others as she strives to ensure that property maintenance is done in a professional and efficient manner. Robine has been working with Horizon Properties since 1998, and is now managing the high volume of maintenance we have on a day-to-day basis. From obtaining estimates to prioritizing the work being assigned, Robine is invaluable to Horizon Properties.

Lisa has an extensive background in Real Estate and draws on that experience when handling the numerous calls and emails from people interested in seeing or renting our available properties. She loves dealing with people, which is a good thing since she often spends her entire day telling people all about our rentals, pre-qualifying them, giving them directions and setting up private showing appointments.

Vicki is the Administrative Assistant for Horizon Properties, handling a multitude of tasks for everyone in the office and all of our clients. Vicki makes sure that our 24-Hour Rental Hotline is up to date, mail is properly posted, filing is in order and everything is in its place. Her personal life revolves around her husband, two children, cat and two turtles. She enjoys music and has an inordinate capacity for useless trivia.

Sueloves to stay busy and wears many hats for Horizon Properties. Sue is responsible for conducting all of our move-in and move-out inspections as well as showing our available properties. She carries two cell phones and works from dawn well into the evening seven days a week. Sue is always willing to go the extra mile to help others. Originally from Tennessee and a mother of nine children, Sue came to Sacramento to raise her family, and we're glad she did!
